Kirby's background and journey
Kirby Scofield is a veteran of the real estate industry, having started in 2006 as an agent in Las Vegas. He quickly realized that he had a knack for working with internet leads, especially from Zillow, which was his main source of business for years. He also built his own team and CRM, but he faced some challenges along the way.
"I was exhausted," Kirby said. "I had four very loyal agents that had stuck with me...but I had a custom-built CRM that took too much time...I averaged about 10 to 15K a year on my own Facebook, Google, and Zillow results. Never got anything."
Kirby was looking for a better way to generate and convert leads, as well as to brand himself and his team online. He found out about Ylopo on his wedding anniversary in April 2019, when he met another agent who showed him how Ylopo worked.
"I was like, 'What the heck is Ylopo?' And she shows me her phone blowing up from the past Zillow clients and all the retargeting...It's everything I've been trying to build in my head for the last five years," Kirby said.
He decided to give Ylopo a try and signed up later that month. He imported his past database of 20,000 leads into Ylopo and started seeing results right away.
"The thing that's huge about Ylopo is it's also branding the agent," Kirby said. "So much money I spent before and lost now is being cultivated back into income now due to the Ylopo gifts."
Kirby's goals and growth plans for his team:
Kirby had ambitious goals for his team and his production. He wanted to grow his team from four agents to 50 by June 2020, and then to 100 or 150 by the end of the year. He also wanted to do 300 sides for $75 million in volume in 2020.
To achieve these goals, he needed to recruit, train, and support his agents effectively. He used Ylopo as a key selling point for his value proposition, showing potential recruits how Ylopo could help them generate more leads, nurture them with automated communication, and convert them with dynamic remarketing.
"I'm certainly not going to feel guilty for having success at Substack for saying things I believe are true. I've been very consistent over the years in saying the same things," Taibbi said. "I feel pretty strongly that the only thing that's changed is that the New York media world once agreed with the things I was saying, and now they don't."
He also used Ylopo's reporting features to track his agents' performance and hold them accountable. He made sure they followed up with their leads promptly and put them on property alerts on Ylopo's website.
"I watch their follow-up boss...and if they're doing it, I just coach them along like 'Hey, get it on alert. You want them just seeing your face every time,'" Kirby said.

Kirby's best practices and tips for using Ylopo
Kirby shared some of his best practices and tips for using Ylopo in his business, especially when it came to video marketing. He used Ylopo's DyVA feature, which allows agents to create professional and engaging video ads for their listings in minutes. He also syndicated his videos across multiple platforms, such as Facebook, Instagram, YouTube, and Google.
"I do just listed and just sold price reduced if it happens. I spend it no matter what," Kirby said. "I go and do the branded virtual tour. Then I take the virtual tour...and I post it on Facebook, Instagram, Google, YouTube...It takes all the actual hard and creative work out of it."
Kirby also used Ylopo's Star Power feature, which allows agents to create custom websites for their leads with property alerts and dynamic remarketing. He encouraged his agents to use the Star Power websites instead of the MLS searches, to keep their leads on their own branded sites.
"I push my agents...You want them just to see you. You don't want them seeing that search and then going to Zillow and going to here," Kirby said.
