New Tool: 3D tours & AI-Powered Video Creation

This is Part 2 of our blog "Ylopo's New Revolutionary Tools for Realtors" series based on our recent webinar. Watch it here. Read Part 1 here.

Part 1 covered the A-to-Z Design Studio and how it can transform listing presentations.

Part 2 focuses on 3D Tours powered by DyVA (Dynamic Video Ads) tech, with the big news: individual agents can now create and launch their own campaigns.

The most asked for feature from agents

Ge opened this section of the webinar and expressed the number 1 ask from agents:

"We always get asked to allow our DyVA ads, listing promotion ads, particularly the 3D tour to be run by the individual agents."

Prior to this announcement, the 3D tour could only be run by a team leader or administrator.

The reason this was important to agents is that they needed to promote their own listings, however, the process was cumbersome. They had to request permission to run the ads from their team leaders.

Their team leaders then had to leave whatever they were doing to run the ads. And once the ads ran, there were payment and reimbursement issues.

As a result, fewer ads were run. Barry summarized the issue:

"With a team of 3 or 4 agents, you either stop what you're doing or have an admin stop what they're doing, get their account info, run the ad, collect the reimbursement when the Ylopo bill arrives. There was a lot of hassle involved."

Although the value proposition for our product was strong, the administrative burden kept many teams from using the full value of the product.

Barry continued: "We did because the value proposition of the product was so high and we wanted to do a good job for our clients. However, now that you guys are providing the ability for my agents to simply run their own Listing Rockets, I'm confident that the administrative burden my team carried will disappear and my agents will get more leads."

The administrative burden wasn't limited to team leaders. Agents had to wait for approval, coordinate schedules, deal with payment logistics.

All of that creates a delay between when you want to advertise a listing and when you can advertise it.

Timing is everything in this business.

Agent level access to DyVA 3D tours

The delay between when you want to advertise and when you can advertise is exactly what we addressed.

We've given the ability to any agent with access to Stars (our agent dashboard) to run DyVA campaigns independently with their own credit card.

This may seem like a small change, but it represents a huge shift in how listing marketing can be scaled. The process has become streamlined due to removing the middleman.

Agents are accountable for deciding which listings to advertise. Administrative burden is removed from team leaders.

Agents are able to adopt the process since it has become frictionless. Ge said:

"We have actually done the work to give this to agents specifically. Any agent that has access to Stars, which is basically every agent that is a user on our platform, will now be able to run DyVAs on their own with their own credit card."

Benefits for team leaders:

  1. No longer have to process agent requests

  2. No managing multiple campaigns

  3. No handling reimbursement

  4. No acting as the middleman between agents and technology

Benefits for agents:

  1. Total control over their listing marketing

  2. Instant access to enterprise-level tools

  3. Total payment and budgeting control

  4. No need to wait for approval or scheduling

While the above is an operational change, it also represents a psychological shift.

When you can decide to run a campaign and have it live in minutes, your whole outlook on marketing changes.

You start to see opportunities differently.

What is DyVA 3D tours?

A tool is only useful to you if the tool works. DyVA stands for Dynamic Video Ads.

The 3D Tour version of DyVA is our most advanced listing marketing tool. What makes this technology innovative is several aspects.

AI-powered video creation

This technology utilizes the latest generative AI capabilities (Sora and Runway) to turn static MLS photographs into immersive 3D video tours. This goes beyond a slideshow with transitions.

You're looking at a sophisticated AI process that produces true 3D movement through space. Ge explained the process:

"We're going to take all the pictures of your listing. You don't have to shoot an expensive Matterport video or anything like that. We're going to take the photos from your listing and we're going to convert that into a 3D tour for you."

Key advantages:

  1. No need to hire videographers

  2. No purchasing Matterport equipment

  3. No scheduling video shoots

  4. Works with standard MLS photography

  5. Completes automatically in minutes

We're talking hundreds of dollars and days of coordination replaced by a process that takes less time than brewing coffee.

Professional narration

The visual component is only half of what makes these tours successful.

Our system utilizes advanced image recognition to examine each photograph and generate professional voiceover narration that describes the property automatically.

An example of the narration from the webinar:

"Welcome to 1625 Cuddy Sark Road. Experience the ultimate in outdoor living with this large deck that seamlessly extends from the house. Ideal for entertaining friends and family during the summer months, or relaxing quietly in the morning, this area provides ample space for both relaxation and entertainment."

The narration system:

  1. Draws from your MLS descriptions

  2. Combines them with AI generated insights about each room

  3. Identifies specific features through image recognition

  4. Creates a continuous narrative flow and tone that complements the visuals

Many agents using the system think of it like having a high end videographer come in and shoot the entire house

And that comparison continues to come up because the output quality is comparable to what you'd pay $300-$500+ for from a high-end videographer, except you're paying a fraction of the price with none of the scheduling headaches.

Multi-use cases beyond advertisements

Although designed as a Facebook/Instagram ad format, the 3D tour videos can be used across various mediums.

Usage options:

  1. Download them for other marketing efforts

  2. Share them on social media platforms organically

  3. Embed them into MLS listings (if permitted)

  4. Use them in email campaigns to potential buyers

Ge stated: "The cost of creating one of these videos prior to the advent of AI was hundreds of dollars. Now, by uploading photos and selecting a listing, we perform all the work for you."

The multi-use aspect means that even if you wanted the video purely for social media or MLS enhancement, without running paid ads, the $95 investment would still represent exceptional value compared to traditional videography costs.

Core elements of a listing presentation

Since versatility is less important than whether or not the core feature (advertising) performs well, we built the 3D tours based on empirical evidence demonstrating that video significantly outperforms static listing ads.

"When we run an ad in a video format, we get a 3 times higher click-through rate than non-video ads. People like watching videos and it catches their eye better than a carousel ad with photos." – Ge

This represents a 300% increase in engagement.
  • Static carousel ads receive 100 clicks.

  • Spending the same amount of money on a DyVA 3D Tour would yield approximately 300 clicks.

Why is the click-through rate so much higher?

  1. Videos cause users to pause scrolling in news feeds

  2. 3D motion creates curiosity

  3. The professional narration increases credibility

  4. The format is unique and differentiates from standard listings

2X higher lead generation

The click-through rate advantage compounds when evaluating conversion rates:

"We get a 2 times higher lead generation. So even if you only care about generating leads for your listing, this 3D format outperforms 2D by a wide margin." – Ge

Users click on the ads more and a larger percentage of the users that click register as leads.

The cumulative effect demonstrates that DyVA campaigns can generate six times more leads than traditional static ads (three times more clicks x two times greater conversion rate).

Numbers for a $95 campaign

What does the 6 times greater lead generation look like in reality?

With a single $95 DyVA 3D Tour campaign (including all media costs), our data reports common results:

  1. 4,000 individuals see your ad

  2. 1,500 people watch your video (37.5% view rate)

  3. 300 clicks to the listing detail page (20% click-through from viewers)

  4. 5 qualified leads (1.7% conversion rate from clicks)

To put this in context:

  • Cost per impression: $0.024

  • Cost per video view: $0.063

  • Cost per click: $0.32

  • Cost per lead: $19

These metrics are competitive with industry benchmarks where lead costs often range from $50-150+ for seller leads. What you're getting for $19 goes beyond just the cost per lead.

These are people who viewed a 3D tour of a particular property, engaged with the details of the content, and still registered as a lead.

Creating 3D tours using DyVA – the easy process

The 6 times greater lead generation can be achieved through a process that we've reduced to under a minute.

Step 1: access Mission Control

Agents login to Mission Control (our campaign management dashboard). The system automatically imports all listings associated with their agent ID from the MLS.

Step 2: get listing notifications

Once a new listing hits the MLS, agents receive an automated email with a simple "Launch DyVA" button. Clicking this button takes them directly to the campaign creation interface with the listing already populated.

Step 3: configure the campaign

Verify listing details (automatically populated from MLS):

  • Address

  • Price

  • Photos

  • Description

Select the campaign objective:

  • Maximize Exposure: Optimize for reach and impressions (best for generating buzz and awareness)

  • Generate Leads: Optimize for lead registration (best for finding buyers)

Select creative preferences:

  • Music options

  • Visual preferences

  • Pacing and transition options

Validate agent details:

  • Contact information

  • Branding items

  • Licensing

Determine the budget:

  • Minimum $95 (includes all media costs)

  • Optional to increase for additional reach

  • Estimated performance based on budget

Step 4: launch and monitor

Once launched, the system takes over completely.

The system:

  1. Creates the 3D video automatically (typically within hours)

  2. Begins running targeted Facebook/Instagram ads

  3. Generates real-time performance reports

  4. Sends updates to the agent and optionally to the seller

Ge emphasized the speed:

"This is something that is literally less than a minute for you to configure, and you're going to get these beautiful videos rendered out."

You can literally launch a campaign from your phone while sitting in a listing appointment.

Show the seller you're already marketing their property before you even leave the house.

The seller marketing report: Continuous value communication

Every DyVA campaign comes with a live, updating seller marketing report that demonstrates your marketing activity to sellers while providing you with performance insights.

The marketing funnel visualization

The report presents data as a visual funnel.

It shows:

  1. Total ad impressions (how many people saw the ad in their feed)

  2. Video views (how many actually watched the video)

  3. Engagement (clicks, shares, comments, and interactions)

  4. Lead registrations (people who filled out contact forms)

This funnel format makes it easy for sellers to understand the journey from awareness to lead generation.

Most sellers don't understand digital marketing metrics.

They just know they want "exposure" and "results."

The funnel visualization bridges that gap by showing them exactly how their property is moving through the marketing ecosystem.

The strategic value

Barry explained the importance of this ongoing communication:

"What we're telling the seller is we have a plan to continue to get eyeballs on your property. Pulling this reporting and sending it to your seller every 3 weeks or so is a key component and a key strategy."

The report addresses one of the most common seller anxieties: "Is my agent actually doing anything?"

With concrete, updating data, you provide proof of continuous effort and investment in their listing's success.

That ongoing communication might be worth more than the leads themselves in terms of maintaining the client relationship.

Sellers who feel informed and see active marketing rarely become problem clients.
