New Tool: The A-to-Z Design Studio

We recently unveiled released new tools, and hundreds of our users are already utilizing them.

In this article, Ge (Juefeng Ge) and Barry Jenkins break down everything you need to know about our game-changing A-to-Z Design Studio.

The problem with old school presentations in today's big data era

Early on in the webinar, Barry had a statement that really stuck with me. Many agents attend listing appointments with outdated presentations they have not updated in five or six years.

Their headshots may not even match their current photo.

Buyers today are walking into these types of meetings expecting updated data and a strategic approach, not vague promises of marketing.

The gap between what agents provide and what buyers expect continues to grow. 

That is why we created the A-to-Z Design Studio.

Introducing the A-to-Z Design Studio

Ge was very clear about it:

"This is not simply a presentation tool. What makes this tool so unique is that we will be pulling in live market data."

The system pulls data in real time from various sources:

  1. Current MLS sales data

  2. Neighborhood market trends

  3. Your Facebook and Instagram ads

  4. Database buyer behavior

  5. HouseCanary AVM valuations

HouseCanary is what appraisers and lenders use, not some scraped estimates.

Barry described it this way:

"You are essentially able to tell the seller, 'Here is data regarding your local market,' and 'These are the ads I'm running in my database as of last night.'"

Compare that to three-month old data that may be entirely irrelevant.

The philosophy behind the A-to-Z Design Studio

The real-time data integration influenced how we designed everything. We could've built separate tools for each presentation style but chose one platform that handles multiple scenarios.

Ge explained:

"Once we began working on it, we realized that if we were going to take the time to go through and present the information to our buyers and sellers, we would also have a large amount of other presentations that we could be doing. Therefore, the engineers at Ylopo decided to create an entire design studio."

Agents can now generate:

  1. Listing presentations

  2. Buyer presentations (over 1,000 already done)

  3. Marketing reports

  4. Neighborhood analyses using the same platform

Core elements of a listing presentation

Listing presentations are usually where agents begin, although all subsequent designs will follow a similar process. Each element within the listing presentation serves a purpose in terms of how you communicate with sellers.


1. Professional automated home valuation reports

The first page contains automated valuations from HouseCanary. These should not replace your Comparative Market Analysis (CMA); they serve as context for the valuation discussion.

Barry's script works well: .

"Mr. Smith, I thought I would check what the online evaluation platforms are stating about your home right now. The platforms show a low end of approximately $500,000 and a high end of approximately $704,000. There is quite a difference. What I am about to show you are the ways that I will differentiate your home so that we can achieve the higher end."

You acknowledge what they probably already looked up themselves. Then position the rest as the roadmap to the higher number.


2. Live Facebook ads

Following valuation context, you demonstrate how you will attract buyers. If you use Ylopo's platform, the presentation automatically displays recent ads from your campaigns.

No digging through Ad Manager or capturing screenshots.

You can state:

"Mr. Smith, I have a comprehensive marketing plan to promote your property. I am constantly posting advertisements on behalf of my seller clients to draw additional attention to your property."

Your Facebook profile displays at the top of the ad examples. This establishes you as someone who performs digital marketing at scale.


3. Listing Rocket advertising performance data

Advertising listings is good, but demonstrating results changes the game. If you used Listing Rocket, the Design Studio displays the complete funnel:

  1. 8,300 ad views

  2. 6,000 video views

  3. 326 click-throughs

  4. 7 lead registrations

Barry stated why this works:

"When you share, 'This is what I am going to do. I am going to run an advertisement for your home,' and after I run it I am going to provide you this report, it illustrates that you are slightly different than your competitors."

Most agents promise Facebook ads. You provide numbers from previous campaigns.

Barry's contrast:

"Most competitors claim, 'Mr. Smith, if you hire me, I'll put an ad for your house on Facebook.' You will claim, 'Mr. Smith, here is the data from the ads I ran, and I will show you the results in real time.'"


4. The buyer heat map

Reach is shown via ad metrics; however, sellers want to know about qualified buyers searching in their neighborhood presently. Barry called this "One of my favorite tools we have created."

The Heat Map scans your CRM and all IDX traffic to your Ylopo website. It displays visually how many active buyers search for homes in the seller's neighborhood.

Barry noted:

"There is no place else on the internet that you can search for how many buyers are currently seeking a home identical to yours. You cannot even obtain that on Zillow.com."

Script: "Mr. Smith, I'm not saying I will secure you 463 offers. That would be absurd.

What I'm telling you is I currently have 463 buyers searching for a home virtually identical to yours. If you allow me the privilege of listing your home, I will ensure all 463 buyers learn about it."

Concrete number. Current data from your system, not a prediction.


5. Real-time neighborhood market trend data

Buyer demand provides insight but not the complete picture. You need to evaluate whether buyers or sellers hold power.

The presentation utilizes the Market Action Index (MAI). Low MAI indicates buyers control, high MAI means sellers have advantage.

Barry emphasized:

"If you show a homeowner this page and expect them to be amazed, you are incorrect. What impresses is an agent capable of producing live market data and developing an actionable plan to capitalize on current trends."

Numbers alone represent data; connecting market conditions to your actions creates value.

Buyer's market might mean closing cost assistance, rate buy-downs through your lender, or pricing strategy based on available inventory.


6. Social proof through reviews

Following data and strategy demonstration, sellers want evidence you've done this for people like themselves. The Design Studio imports reviews from Zillow, Google, etc.

Customize shown reviews, modify them, or manually input testimonials.

Barry's suggestion:

"If you have a review that references the particular neighborhood where the client sold, request that your clients be more specific if yours don't currently reference areas."

Neighborhood-specific reviews provide social proof that resonates. Generic "great agent" reviews lack the same credibility.


7. Other value-added pages

The Design Studio enables additional pages supporting your strategy:

  1. Blog content

  2. Recent sales map

  3. Process/timeline overview

  4. Marketing plan

  5. Listing menu for commission markets

  6. Achievements/track record

Flexibility to incorporate what each presentation requires.

Other things of note

Setup process: Simpler than you would think

The initial presentation will take 15-30 minutes to produce. Subsequent ones take mere minutes.

The template system remembers your customizations, including property addresses to personalize presentations.

Access the Design Studio by navigating to your branded website and entering "/tools" or clicking "Tools" in Stars (Ylopo's dashboard).

Included at no additional cost. According to Barry, comparable non-industry reporting tools range from "$400 or $500 per month."


Real-world usage

What about actual field use?

We provided feedback from an agent:

He took a photo of the seller's home online, inserted it for personalization. He referenced the benefits of past seller reviews and noted the Design Studio didn't consume time when running around to appointments.

He also noted that if a seller is ghosting, most agents lack this tool. This makes it a possible differentiator.


Importance of data integrity

Ge explained we vet data sources:

"The HouseCanary data we referenced earlier, this is what appraisers and underwriters utilize in their reporting. We have combined all this data into this report. You would have to spend hundreds of dollars to independently acquire it."

The same data professionals use for lending decisions, not scraped Zillow guesses.

Sharing your presentations

The Design Studio includes several sharing methods across platforms:

  1. Email PDF

  2. Present on iPad/Tablet

  3. Print Hard Copy

  4. Post to Facebook, LinkedIn, Instagram, Twitter/X, Reddit

The Reddit integration is intriguing. Barry indicated "Reddit is becoming increasingly important with ChatGPT."

He recommended sharing market insights via Reddit to improve searchability with AI engines.


Availability in Canada

Sharing works the same in Canada, though with limitations. Ge confirmed Canadian users receive full access, but certain features depend on MLS data availability.

Canadian agents can remove or customize elements not applicable to their market.


Additional strategic uses beyond listing presentations

Canadian flexibility illustrates versatility across markets and applications. Listings are primary; however, Barry and Ge referenced other uses:

  1. Monthly market reports for your database

  2. Neighborhood reports for prospecting

  3. Performance updates for current sellers

  4. Social media posts

Barry stated:

"The fact that you can generate monthly marketing reports, presentations on neighborhoods, pull in live market data and publish it to social platforms with a click is a change for your business."

The monthly report angle is often overlooked. Agents discuss database touchpoints but rarely send meaningful reports regularly.

This tool provides a mechanism to produce professional, timely market reports in minutes.


Why this matters: The competitive advantage

Barry's point:

"If you walk away from a listing appointment and the seller calls saying, 'You know, everyone sounded the same,' you failed. This is about setting yourself apart."
